Laying the groundwork for new homes in Docklands. 

At District Living in Docklands, Symal completed the critical early works that transformed a vacant CBD site into a construction-ready platform for a new build-to-rent development. 

Working alongside Kapitol Group, our team delivered the enabling, civil and structural works that set the project up for success, providing a seamless handover for the vertical build. 

Our scope included enabling works, asbestos abatement, foundation piling, micropiling, inground structures, the suspended ground floor slab, stormwater, hydraulic services and pavement construction. 

Delivering in the heart of Melbourne's CBD brought plenty of complexity, from completing micropiling within an operating Woolworths back-of-house area to coordinating alongside a live school and neighbouring contractors. 

The project also showcased practical innovation. Hydraulic services were suspended beneath the slab using a beam solution to reduce the risk of future damage caused by ground movement, while a battered excavation design eliminated the need for retention piles in deep lift overruns, saving both time and cost. 

Despite the constrained site and challenging programme, the team completed more than 2,300m² of suspended ground slab in just six weeks while safely maintaining progress across the project. 

With the groundwork complete, the next chapter of District Living is well underway, bringing more homes to the heart of Melbourne.
